There is a free for all in the assumptions for Modelling of buildings as there is no formal code. Therefore, opinion expressed is that of the author. If you are working in a design office, your Boss could determine the assumptions for the theoretical model. If you are a research worker, there are far too many publications which will indicate the wide variations . I have recently written some papers on this topic.
May be you can assume (i) Gross section of Concrete (ii) assume Static Modulus of Elasticity. Try to include all vertical supporting elements.
